Applying
What do I need to qualify?
For the standard deposit: household income of at least 3 times the rent, a credit score of 520 or higher, and 12 months of rental history. You can still qualify with income down to 2.5 times rent, credit down to 480 (or no score) or less rental history, but with a higher deposit. No eviction filed in the last 3 years and no unpaid balance owed to a past landlord.

$65 for each adult 18 or older who will live in the home. Every adult applies separately with a valid government photo ID.
How much is the deposit?
The standard deposit is one month's rent. Depending on your income, credit and rental history it may be 1.5 or 2 times the rent. We use the single highest result; the results never add together.

Yes. A guarantor can cover lower income or thin credit. They need a 680+ credit score, income of at least 5 times the rent and a clean background, and a guaranteed lease needs at least a 1.5× rent deposit. A guarantor can't override an eviction, an unpaid landlord balance or a background denial.
Do you check criminal history?
Yes, case by case. We consider what happened, how long ago, and evidence of rehabilitation. An arrest without a conviction is never used to deny an application.

How do I apply?
Pick the home, then use the Apply button on its page. We review completed applications (application, fee and documents) in the order they come in.
How to applyVouchers and military
Do you accept Section 8 / Housing Choice Vouchers?
Yes, including Lawton Housing Authority and OHFA (Oklahoma Housing Finance Agency) vouchers. The income requirement applies only to the portion of the rent you pay yourself.
I'm in the military. What can I use to qualify?
Your LES (military pay stub) counts as proof of income, BAH counts toward your income, and PCS orders are accepted in place of an employment letter.
What if I get PCS or deployment orders during my lease?
Our lease follows the Servicemembers Civil Relief Act. With PCS orders, deployment orders of 90 days or more, or entering military service, give us written notice and a copy of your orders. The lease ends 30 days after your next rent due date, with no penalty.
Moving outPets
Can I have pets?
Most homes allow pets; each home's page says whether dogs and cats are considered. Up to 2 pets, at least 12 months old, spayed or neutered and vaccinated. The fee is $400 per pet one time, plus $30 per pet each month. Some breeds aren't accepted.
Pet policyWhat about service or emotional support animals?
They are not pets. There's no pet fee or pet rent, and breed, size and weight rules don't apply. Requests are handled under the Fair Housing Act through a PetScreening profile.
Moving in
How much do I need to move in?
First month's rent, the security deposit and a one-time $150 admin fee, due by move-in. Each home's page shows the exact total. With a pet, add $400 per pet.
Who pays the utilities?
You pay all utilities (water, sewer, trash, electric, gas and internet) and put them in your name starting on your lease start date. Each home's page lists its providers with phone numbers and sign-up links.
Moving-in checklistDo I need renters insurance?
Yes. At least $100,000 of liability coverage, with MJASOK Investments LLC listed on the policy. Send proof before move-in and at each renewal.
How long is the lease?
Our standard lease is 12 months.
How many people can live in the home?
Up to 2 people per bedroom. Children under 2 aren't counted.
Living in the home
How do I pay rent?
Online through the tenant portal. eCheck payments there are free; money orders, cashier's checks and bank bill-pay carry a $5 fee. Rent is due on the 1st and is late after 11:59 pm on the 3rd, with a $150 late fee.
How do I request a repair?
Submit every maintenance request in writing through the tenant portal, and report leaks right away. If you smell gas, leave the home first, then call 911 and the gas company.
Who takes care of the yard?
You do: mowing, watering, edging and trimming, including the alley behind the home. City violation notices for the yard or alley are the tenant's responsibility.
Can I smoke in the home?
No. Smoking and vaping aren't allowed inside or outside the home.
Moving out
How much notice do I give before moving out?
Written notice at least 45 days before your lease ends. If your signed lease says 30 days, your lease applies.
When do I get my deposit back?
Within 45 days after we have both your written request (with your forwarding address) and the keys. If any part is kept, you get an itemized list. Normal wear and tear is never charged.
