Moving in

Before you get the keys

Sign your lease
We send your lease and addenda for electronic signature. Read them. They are the final word on every term below.

Pay your move-in funds
Your security deposit, first month's rent and a one-time $150 admin fee, all due on or before move-in day.

Put every utility in your name
You pay all utilities starting on your lease start date: water, sewer, trash, electric, gas and internet, plus any utility deposits. Each home's page lists its providers. See the Lawton or Duncan guide for phone numbers and sign-up links. Call a few days early, because some offices want a copy of your lease.

Get renters insurance
Required for every lease: at least $100,000 of liability coverage, with MJASOK Investments LLC listed on the policy. Send proof before move-in and at each renewal.

Pets and assistance animals
Every pet, emotional support animal and service animal needs a PetScreening profile. We'll send you the link. Assistance animals are not pets and have no pet fee.
Your first week
- Walk the whole house. Report any cleaning or damage issue to us within 24 hours of getting your keys.
- Complete your move-in inspection in the zInspector app within 3 days. Photos protect your deposit; if you skip it, the home is treated as being in perfect condition.
- Log in to the tenant portal. Pay rent there by eCheck at no charge (money orders, cashier's checks and bank bill-pay carry a $5 fee).
- Rent is due on the 1st. It is late after 11:59 pm on the 3rd, with a $150 late fee.
Taking care of your home
Yard and alley
Keep the yard mowed, watered, edged and weeded, and mow and keep the alley behind the home clear. Water the lawn and foundation in winter too. City violation notices carry a $25 admin fee.
A/C filters
Change the A/C filter every month. Dirty or missing filters cause most A/C breakdowns, and repairs caused by them are charged to you.
Repairs
Submit every maintenance request in writing through the tenant portal. For a leak, report it right away. Never repair electrical, gas or water lines yourself.
Smoke detectors and pests
Test smoke detectors and replace batteries as needed. We treat any pest problem you report in the first 30 days; after that, pest control is yours (except termites).
No smoking or vaping
Not inside, not outside. Smoke damage cleanup is charged to you.
Freezing weather
Oklahoma freezes come fast. Burst pipes from a freeze are expensive, and they are your responsibility.
- Leave the heat on. If you're away, keep the thermostat at 60°F or higher.
- When the forecast is 25°F or colder, open the sink cabinets and let hot and cold faucets drip.
- Disconnect hoses from outside faucets before the first freeze.
- Know where your water shut-off valve is.
