Give 45 days' written notice
Give us written notice at least 45 days before your lease ends. Call or text (580) 200-5400 first and we'll confirm how to deliver it. If your signed lease says 30 days, your lease applies.

Keep the utilities on
Leave water, electric and gas on in your name until you've returned the keys, so the home can be cleaned and checked.

Arrange your key drop
Call (580) 200-5400 to arrange your key drop. Return all keys, garage openers and remotes together by 11:59 pm on the day your lease ends. Missing items mean a $125 rekey charge.

Request your deposit in writing
Send us a written request for your deposit with your forwarding address. We return any balance within 45 days after we have both your request and the keys. If we keep any part, you get an itemized list.
Cleaning highlights
- Kitchen: clean inside and outside the refrigerator (leave it plugged in), oven, stovetop (new drip pans), vent hood, dishwasher, cabinets and floors.
- Bathrooms: tub, shower, grout, toilet, vanity, mirror, floors and exhaust fan.
- Walls: wipe marks and switch plates, remove nails and hooks, and neatly patch holes larger than a quarter.
- Carpet: have it professionally cleaned and bring the receipt. Otherwise we have it cleaned and charge the cost (up to the amount in your lease).
- Blinds, windows, screens, light fixtures and closets. Replace burned-out bulbs.
- Garage and outside: remove everything, sweep, clean oil spots, and leave nothing in the trash carts.
- Yard and alley: mowed and trimmed, all pet waste picked up.
- Leave nothing behind: no cleaning supplies, mats, brooms or furniture.
What can come out of your deposit
- Cleaning or trash removal you didn't finish
- Carpet cleaning without a receipt
- Rekey ($125) if any key, opener or remote is missing
- Repairs for damage beyond normal wear and tear, plus a property condition report (about $125)
- Unpaid rent, utilities or fees
Normal wear and tear is never charged.
Military orders
If you receive permanent change of station orders, deployment orders for 90 days or more, or you enter military service, you can end your lease under the Servicemembers Civil Relief Act. Give us written notice with a copy of your orders. The lease ends 30 days after your next rent due date, with no penalty and no early-termination fee.
